Can I go look at the property before i purchase it?
Please do! Our only bit of caution is someone may put a down payment on your property before you do. So, take advantage of our money back guarantee and make your down payment before you go!
What is the interest rate on financing?
ZERO percent! We do not charge interest when financing a land purchase and you can pay off your land at any time with no penalties.
What can i do on my land while i’m still paying it off?
Have fun with it! Enjoy it! But just do not build or add any permanent structures to the property until you are fully paid off. If you are ready to set roots and build, just pay off your loan first, then obtain the proper building permits and get to work.
What is your money back guarantee policy?
Any funds applied towards the property purchase principle will be refunded 100% within the first 10 days of purchase. After that, we will refund the principle balance paid up to 80% through 90 days. Another option is to have your principle paid applied towards the purchase of another property in our inventory within the first 90 days.
when do i receive my deed?
Once payment is received in full you will receive your deed within 30 days.
I looked up a property you are selling on the county website and it says it is owned by somebody else. Why is that?
Most counties do not update property ownership immediately. Sometimes it takes months! If you ever question whether we (or anyone else) owns a property, ask for proof. We will always have a copy of the Deed proving we own our land that we can send you. And if you’d like, you can then call the county recorder to ensure the copy of the deed we sent you is true and accurate according to their records.
Should I go through a realtor to buy land?
You could, but why would you? You’d have to pay their commission and fees. We are not realtors, real estate agents or brokers. We buy land with our own money and sell that land to you. We do not charge commissions and we are able to keep our costs low by closing in-house. Once we Deed the property to you, it’s yours!
Do you sell properties with H.O.A.’s?
Occasionally we do! If a property has an HOA or a POA we will disclose that information along with the associated fees.
HOA = Home Owner’s Association, POA = Property Owners Association
Do you sell properties with back taxes or liens?
No. We pay off all debts before transferring ownership to our buyers.
I heard that you can own a property but not the minerals rights. Is that true?
That is true. And it can go for Timber and Oil as well. Most Deeds will disclose the rights exceptions, but not all do. If you would like to know if your property does or does not have specific rights you are welcome to do your own research or pay for the appropriate searches. This is not a service we provide.
